The land is located West of the Strawberry Canal and East to the top of Payson Mountain called Rocky Ridge. The current zoning is MH-2. After speaking with Payson City they said it stands for Mountain Hillside. They allow up to 1 dwelling per acre. This means you could have about 12+ homes on 1 acre lots with the streets and sidewalks included. You could always try and get the city to change their density to allow for more homes on less land. The property is landlocked and you will need to get access to the property via an easement of maybe 100-200 feet over the strawberry canal. Or you can look into the other canal bridge that someone already installed to the North of the property, but it would require more easements. The utilities are about 1,100' to the North of the property in the street. Payson City just ran power up Goosenest Drive within the last year, so power is super close now. We met with an excavation company out at the property and they said to run utilities to the property and repair the street would be between $400k-$700k (this number was given a couple years ago, but the power had not been run closer to the property either). They also said there is plenty of depth in the current sewer line to tap into the existing line. You could also do septic tanks like the surrounding neighbors have. This property has so much potential and with the lot sizes and views it could be an amazing little gem of a neighborhood. Or you can buy it all for yourself to put 1 home on it and have a ranch style property.
