Questions clients ask Amanda
What is the market like?
It depends on what you are wanting to do. There is no such thing as a bad market. In every market there are opportunities. Also, if you plan to sell and buy at the same time it doesn't really matter what the market is. If you sell while the market is down, you will get a great deal on the home you are going to purchase. If it is high, you will get more money for your current home. Selling and Buying in the same market is a wash.
Should I wait to buy a home?
That depends on you and what your goals are. I am not going to tell everyone to buy. There may be times where it is in someone's best interest to wait a while. That is something we can figure out together.
Could we list our home for more that where the market analysis says our home is worth?
I wouldn't recommend it. Home buyers typically are comparing your home to homes in the same price point. So if you go higher, there is a good chance that the other homes may be larger, in nicer areas, or may have more features. That means your home won't compare well. We want to make sure your home stands out to buyers. From my years of experience, I find that pricing it right at value or even slightly below equals a quicker sale, and often times the home will sell for more money. If a home has too many days on market people begin to wonder what is wrong with it and will wonder that as they come through the home.
Is this a good investment
Over the last 100 years, overall buying Real Estate has been a sound investment. Most millionaires have reached that status through investing in Real Estate. If you plan to live in or own the home for more than just a few years, there are very few investment vehicles that can beat this return on your investment. Of course, we need to look at the market and the condition of the home carefully and make sure this home aligns with your particular goals.
